When is the best time of the year to sell my property in Edinburgh?
I suppose the question should be when is the best time of the year to sell my property in Edinburgh in order to achieve a quick sale at the best possible selling price?
Traditionally, most people decided to sell their properties in Edinburgh in the spring and in late summer (once the children are back at school) and we still see increases in the number of properties coming onto the market at those times of the year. But that tradition has become less defined over the past few years and it is not untypical for the ESPC to have 200 or more new properties come onto the market in any week.
But the answer, as always, is a little more complicated than that.
The property market is driven mainly by First Time Buyers. First Time Buyers enable people like you to then move up the property ladder. So long as there are first time buyers looking to buy properties in Edinburgh, then pretty much any time is a good time to put your home up for sale.
At the moment in Edinburgh there are a lot of first time buyers in the market and so if your property is a typical first time buyer property (i.e. a one or two bedroom flat) then anytime of the year you can be reasonably sure of finding a buyer fairly quickly but it is always good to check this when you are asking an estate agent to give you your market appraisal, as market conditions can change. However, in saying that, if your intention once you sell your property is then to buy a new larger property then, selling your property quickly and at a good price is likely to put you under pressure to then find and offer successfully for that next property.
So, just as important as selling your property, is to know that there are properties on the market for sale that you will want to buy. If that is your goal then keep checking on the ESPC to find out how many properties there are in the price range and area in Edinburgh to which you want to move to and perhaps also keep an eye on how quickly they are coming under offer. And when you see a steady supply of such properties coming up for sale, then that might be the best time for you to put your property on the market.
