Whatever your reasons for thinking about selling your property in Edinburgh, it is important that you find out how much your property is worth and what the total costs are likely to be.
It is also important to find out what you can expect from your estate agents and solicitors and – just as importantly – what you will be expected to do.

We will then get in touch with you to arrange a day and time for one of our Estate Agency Team members to come out and see your property.
Following this, we will send you a detailed quote for all the costs involved in selling your property.
Once you have our pre-sale valuation and have gone through our quote, then naturally we hope that you will like what we have to offer and will decide to ask us to act for you in the marketing and sale of your property.
If you do, we will send you our Terms of Business and get started on the next steps.
We then arrange to take the photos and measurements, and start work on the property brochure.
At the same time we will instruct the surveyor to prepare the Home Report.
This can usually take about a week to complete, depending on the availability of the surveyor and your own time frame for wanting to start marketing.
The For Sale board goes up and your property is listed on our Properties for Sale, the ESPC and other property portals.
Our estate agency team will also share your property on our Facebook page and Instagram feed, as well as encouraging you to do the same.
Once your property is on the market, interested buyers will arrange to come and view your property.
If they like it, they will have their solicitor note their interest or even come forward with a verbal or written offer.
During the viewings stage, we will be in touch with you regularly to arrange viewings, keep you updated on how things are going and of different notes of interest received.

The expectation is that your property will prove to be popular with many buyers and that we will receive multiple notes of interest.
When that is the case, we will discuss with you about setting a Closing Date so that all those buyers can then submit their best and final offer.
Once you have decided to accept an offer, then the next step can begin.
Now that you have decided to accept an offer, our Conveyancing Team takes over.
They will get in touch with you and explain in more detail the terms of the offer.
They will liaise with you to the progress of the conclusion of the Missives and the conveyancing formalities, all in time to complete your sale on the agreed Date of Entry or Completion Date.
This part of the process usually takes around 8 weeks to complete.
All the legal work will have been done and you will have arranged to move out your property.
The sale price is received, the keys are handed over to the new owners and once any mortgage has been paid off and the sale cost deducted, the net sale proceed are paid to you.
